Rental income and the expenses against it are reported to the CRA on form T776, the Statement of Real Estate Rentals. We prepare it as part of your return, with each property accounted for. See the CRA guidance on completing form T776.
Sometimes. Capital cost allowance can lower your rental income now, but claiming it can lead to a recapture when you sell, and it generally cannot be used to create or increase a rental loss. We advise on whether and when to claim based on your situation. The CRA explains the rules for capital cost allowance on rental property.
